For the proposed 950 new units of public housing and market-rate housing, Tonkin Architecture provided master planning for the entire site and the design of the 180 replacement public housing units in a variety of duplex, tri-plex, four-plex, and townhouse buildings. This was part of the 83-acre Bay Vista (formerly Westpark) Redevelopment project that replaced 631 outdated 1940s public housing units. The new low income housing is the beginning of a new community that would include an integrated mix of market rate for sale homes to be built by private developers, shopping and commercial areas and senior housing, thus helping to meet the needs of a range of income groups. The site was designed to sensitively maintain significant open space and preserve and enhance water views. The design of at grade stormwater retention and other natural features, such as new parks, civic spaces, and outdoor amenities were carefully coordinated.
